HVAC maintenance plan

Bi-annual HVAC tune-ups that keep your system running and your costs predictable

One plan covers your heating, cooling, or both, with two seasonal tune-ups a year, priority scheduling, and 10% off parts and labor. Catch small problems before they become expensive repairs.

Cost savings: an efficient system uses less energy, so regular care helps keep monthly bills in check

Extended equipment life: routine care prevents the early, costly replacements that neglected systems face

Safety: we inspect for the cracks, leaks, and faults that put your equipment and your family at risk

20-point inspection

What happens during a tune-up

Every tune-up follows the same 20-point checklist, whether it's a one-time visit or part of your annual plan.

HVAC technician performing system diagnostics Step 1

System diagnostics

Our technicians run a full diagnostic on your heating or cooling system, testing operation, measuring efficiency, and identifying any issues before they become costly repairs.

  • What happens: full system diagnostic
  • What you do: share any comfort concerns
  • What you get: baseline performance data
  • Operation testWe cycle your system through heating and cooling modes to verify proper startup, operation, and shutdown.
  • Efficiency analysisTemperature differentials and cycle times are measured to assess how efficiently your system converts energy to comfort.
Technician inspecting HVAC components Step 2

Inspection

Every component gets a hands-on inspection — coils, electrical connections, refrigerant lines, heat exchanger, safety controls, and belts. We catch wear before it causes a breakdown.

  • What happens: component-by-component review
  • What you do: mention any unusual noises or smells
  • What you get: a detailed condition report
  • Coil and electrical inspectionEvaporator and condenser coils are checked for damage and buildup. All electrical connections are tested for tightness and safety.
  • Safety controls and heat exchangerHeat exchanger is inspected for cracks, and all safety controls are tested to confirm proper operation.
HVAC technician cleaning system components Step 3

Cleaning and filter service

We clean the condensate drain, drain pan, and drain line to prevent water damage and mold. The ignition and burner assembly is cleaned for safe, efficient combustion. Your filter is replaced.

  • What happens: thorough cleaning and filter swap
  • What you do: nothing — we handle it all
  • What you get: cleaner air and better airflow
  • Condensate drain serviceDrain pan, drain line, and condensate trap are flushed to prevent clogs, leaks, and mold growth.
  • Burner and ignition cleaningIgnition assembly and burner components are cleaned to ensure safe, complete combustion.
  • Filter replacementOld filter is removed and replaced with a clean one, restoring proper airflow and indoor air quality.
  • Drain pan inspectionWe check for cracks, corrosion, or standing water that could lead to leaks or water damage.
Technician calibrating HVAC condenser unit Step 4

Calibration and balancing

Your thermostat is calibrated against actual air temperature, airflow is measured and balanced across zones, and all moving parts are lubricated to reduce friction and noise.

  • What happens: precision tuning
  • What you do: mention any hot or cold spots
  • What you get: even comfort room to room
  • Thermostat calibrationWe verify your thermostat reads accurately and adjust it so the system cycles at the right temperatures.
  • Airflow measurement and balancingSupply and return airflow is measured at each register, and dampers are adjusted to even out temperature differences between rooms.
HVAC technician completing final system check Step 5

Final check and report

We inspect ductwork and ventilation for leaks or damage, run a final vibration and noise check, and walk you through everything we found — what was fixed, what to watch, and when to schedule your next visit.

  • What happens: ductwork and final system test
  • What you do: review findings with your technician
  • What you get: a written maintenance report
  • Ductwork inspectionAccessible ductwork is checked for leaks, loose connections, and damaged insulation that waste energy.
  • Ventilation checkSupply and return vents are inspected to make sure air circulates freely throughout your home.
  • Vibration and noise checkUnusual vibrations or sounds are investigated to catch bearing wear, loose panels, or fan issues early.
  • Written maintenance reportYou receive a summary of all findings, completed work, and recommendations for keeping your system in top shape.
What it is

Your HVAC system needs regular attention to perform at its best

Just as you would not drive for thousands of miles without an oil change, your heating and cooling system needs regular attention to stay efficient, reliable, and safe. A plan brings our specialists out twice a year, once before cooling season and once before heating season, so a worn part gets caught in spring or fall instead of failing on the hottest or coldest day. It is the difference between a planned visit and an emergency call.

WHAT WE COVER

Every system gets the care its design calls for

Each tune-up is equipment-specific. On cooling systems we inspect and clean coils, verify refrigerant, clear the condensate drain, and balance airflow. On heating systems we add a heat exchanger inspection for carbon monoxide safety, clean the ignition and burner assembly, and check belts and pulleys. Ductwork, ventilation, and safety controls are reviewed on every visit, and each tune-up ends with a full system operation test.

  • Cooling: coil cleaning, refrigerant check, condensate drain, airflow balance
  • Heating: heat exchanger inspection, burner cleaning, belt and pulley check
  • Every visit: ductwork review, safety controls, operation test and efficiency analysis

They are great! Had no AC last summer due to an issue that 3 companies could not diagnose! Called Home Comfort Practice in May, they got the issue diagnosed and repaired, just in time for the heat to start outside. Highly recommend!

The guys were very informative and polite. They went through the house in a couple of hours and did a great job. They gave me other tips about my furnace as well.
